I`m buying a new home but i`m bound on a wheelchair do to a car accident some times ago, and i would like to know before i sign anything and before i ask them and they will say , NO , u have to pay extra if there is a law that states that they have to make the home accessible for wheelchair access at no extra cost to me compare to the price of the house configuration ?


Any extra modifications you need are payed for by you. They are not required to make homes wheelchair accessible.

I'm buying a new build flat. I use a wheelchair and when I reserved the flat I asked for doors with low thresholds to the balcony. Now 2 months later, they say they won't provide accessible doors, and they will build ramps (which will look awfull and I don't think will actually be possible given how narrow the balcony is) but I would have to pay for them.

Legally, do they have any responsibility to provide reasonable access? At the moment I couldn't even use the balcony.


If you are in the U.S.A. get a A.D.A. lawyer he or she will sue that developer because it is the law to have access and you will pay nothing but the lawyer about $5,000. + In California or Florida or New York or Colorado or Hawaii. The Developer will pay your lawyers fees and the fix up for total access under ADA laws plus damages in California for your suffering the only state for damages.
If your in U.K.or Canada or Australia, New Zea land they have the same kind of laws.
If your in India You have to pay because they do not have those laws.

Is the landlord responsible for modifying the home for wheelchair access?

We have decided to take care of our elderly father who is wheelchair bound. He will be here next month.
I spoke to the landlord and he has no problem with him being added to the lease.
However we noticed that it would be tough to get around the house because of the stairs.
Is the landlord responsible for making this house more adaptable for wheelchairs?


Yes and no. Part of the answer will depend on your city and state, and part on what needs to be done. I would recommend talking the landlord if he is generally a good person, and a lawyer if you think you need to.

Generally, small, easy things will be your job- special hinges so the doors open wider, tools to make it easier to open faucets or pour milk, etc.

Bigger, more permanent stuff is the tricky area. Ramps generally need to be at least approved by the landlord, and often require permits to build or install.

Permanently mounted grab bars, etc. can often be negotiated- for example, you will buy and install them properly and leave them without counting as damage.

Installing a lift system or elevator would usually be the landlord's decision because of the extent of the mods needed, and he will usually request that you look into other options first.

I have to tell you that modding an older home with lots of stairs gets hard and costly quickly. A typical solution is to find the best level for him to enter as independently as possible, and make that floor his home so he does not have to negotiate the other stairs.

I've worked with many families who have had to do things like convert a main floor room to a new bedroom so a person in a chair can get into the house, access their bedroom and bathroom, etc. For some families, this meant the loss of the living room and converting the dining room to a sort of mini-Great Room for dining, TV, etc.

Be creative, open, and flexible.

EDIT.............Dimensions - Doors should have a minimum clear opening width of 800mm (830mm is preferred) for a wheelchair. Where double doors are used at least one door should be a minimum of 800mm wide.
